Many people think too narrowly about real estate agents. All they do is show homes, right? Well, actually no. We can do a lot more than that to help our clients.
1. Real estate agents are referral hubs
Good agents know LOTS of people, especially people who work with home owners. Need a leaky faucet fixed and don’t know who to call? Call your agent. He probably knows good plumbers and handy men. Want a new quote on your auto or home insurance? Don’t go online and maybe find someone sketchy. Call your agent. She probably knows several excellent, ethical insurance agents.
Pretty much get in the habit of calling your favorite real estate agent for referrals. If we don’t know someone, we probably know someone who does.
You may think you know how much your home is worth. Or how much you think you need to pay for the home of your dreams. A good agent doesn’t think it. He knows it. He knows how to ask the right questions to uncover what you really want in a home and then can find homes that match. Then you’ll know what your dream home actually costs. A good agent will research your community and recent listings to find out what happened, why they sold, or, more importantly, uncover some reasons why they didn’t sell.
Don’t hesitate to ask your agent to show off the results of their research. It may surprise you.
Your agent may know you better than you know yourself. We had a client who fell in love with a home and wanted to submit a bid. It fell through, and the couple was very disappointed. We knew it hadn’t been the right house, but, of course, we couldn’t say that. The story has a happy ending. We found the client a different house, which was exactly what they wanted. They fell in love again and thanked us, saying, “This is so much better than the other one. You knew what we wanted better than we did!”

4. Mange the details
There is a lot of work involved in buying or selling a home. Of course, you can do it all yourself, but why should you? Let an agent handle the details while you focus on what’s important: finding a great new home or selling your current one.
